How It Works

What is included for free (no ifs, no buts, no hidden charges)


  • We will visit your property and give you a no obligation idea of the achievable rental, however, you always choose how much we list the property for
  • We will erect our distinctive “To Let” board outside the property
  • We will list your property on our website, Rightmove and Zoopla for 30 days* with a distinctive description and photography that helps your property pop
  • We will arrange viewings with prospective tenants (who meet your criteria) at a time to suit you
  • We will collect a holding deposit equivalent to one week’s rent prior to taking the property off the market.
*If you need extra time after the initial 30 days there will be a charge of £30 per calendar month.




How can you do all that for free?


Well firstly, we don’t rent expensive high street offices so don’t have electric, water, business rates and rent overheads to cover. If you need to see us, no problem we can come to you or to the rental property. We don’t manage or let any property more than 30 minutes away in case there’s an emergency.

We offer full lettings management (see below), which we hope you will consider using if you are happy with our service. We’ll only ask you once if you’d like to use us and you are welcome to say no, but we are always here should you need it.

We also offer a number of add-on services; we are up front about these from the start and will not push them on you. You can use these, or not. If you don’t want to use any of them, no problem, we will still market your property for free!




Optional property management


This is charged at 10% of the monthly rent (please contact us for rates if you have more than one rental property). We will collect the rent, make sure you're adhering to your legal obligations, inspect the property every 6 months, deal with any maintenance issues and provide your tenants with our out of hours emergency contact line. It’s as hassle free as it gets!

If you opt for a full management service we will reference up to two tenants for free. We will not be able to offer management services if referencing is failed or not completed.

Our management service runs for a minimum of 3 months, after which management services can be cancelled with one months notice.

If you are unhappy with your current managing agent or finding it a bit too much hassle doing it yourself, get in touch we will be happy to help.




Optional add-on services


Accompanied Viewings

£180 – unlimited viewings over a 30 day period. Evenings, weekends, during work hours all included. Your prospective tenant wants to view at 9pm on a Sunday night? No problem.

We will not just let the property to the first viewer through the door; this traditional approach tends to cause more problems in the long run in our experience. We will send the application forms from all prospective tenants to you so that you to choose whom to go with.

Floor Plan

£50 - professional floor plan. This can then be used every time your property becomes available. We do NOT watermark our floor plans so you can use it going forwards as you wish.

Ultimate Tenant Referencing

£20 per tenant including Right to Rent Check and a detailed report to enable you to make an informed decision

Tenancy Agreement (or renewal) & Deposit Protection

£60 - We will write the tenancy agreement and make one set of amendments should you wish. All of our tenancy agreements are sent and signed electronically.

If you wish, we will protect any deposit with TDS Custodial and issue the legally required prescribed information to your tenant(s). You are welcome to receive and protect the deposit yourself.

Check In Inventory

From £100 depending on the size of the property. Inventories include the requirement electronic signatures to minimise any dispute later

Legally Required Documents

You are under no obligation whatsoever to organise these through us. However, if you want to use our full management service we will need to see these documents prior to tenancy commencement or taking over management from yourself or another agent.

We will issue these and all other legally required documentation to your tenant if you choose our fully managed service.

EICR

From £140 depending on the size of the property

Gas Safe Certificate

From £55 depending on number of items requiring testing

EPC

From £55 depending on the size of the property

Legionella Risk Assessment

This can be arranged and costs vary depending on the property. Please contact us for a quote.

Other Services

Rent Guarantee Insurance & Landlords Buildings Insurance are also available. Please contact us for more information.

There is currently no VAT on any of our fees but there may be fees on invoices from external contractors. We will let you know in writing if this changes.




I'm not sure - can you just do it all for me?


Absolutely! We can find you a tenant, sort the referencing, tenancy agreement, move in, legal documents, repairs, rent collection, everything! We charge £270 tenancy set up fee (optional check-in inventory and any legal checks required are not included) and 10% of the rent as a monthly management fee thereafter. We can also offer bespoke packages where we will do as much or as little as you like - please contact us to ask for a quote.
