We adhere to the Tenant Fees Act 2019. Tenant fees if applicable are as follows:-
Rent - paid monthly in advance. The first month's rent must be paid prior to the tenancy start date.
Holding Deposit - Maximum of 1 weeks Rent. This will be used towards the deposit (see below) or refunded if the landlord does not proceed with the tenancy. This amount will not be refunded if the tenant, any joint applicant, or guarantor does not proceed with the tenancy or are found to have provided false information in the tenancy application or fails a right to rent check.
Deposit - Equivalent to 5 weeks rent (multiply the monthly rent by 12, divide by 52 and multiply by 5). This will be transferred to the Tenancy Deposit Scheme. The deposit must be paid prior to the tenancy start date.
Amendment to Tenancy requested by tenant if agreed by Landlord - £50 per amendment
Change of Sharer if agreed by Landlord - £50
Loss of keys - cost incurred to replace all copies held by tenants, agent and landlord
Unpaid Rent - Interest at 3% above the Bank of England base rate
Early Termination - £50 plus a fee of no more than any financial loss incurred by the landlord
Additional rent for pets - £25 per calendar month at the discretion of the Landlord and to be agreed by the Tenant
Unless otherwise stated the tenant will be responsible for the payment of council tax, utilities (electricity, gas, water), communication services & TV licence.
